Terms and Conditions
1. About Us
Exclusively Lindos Ltd, also trading as Exclusively Travel, is a UK-registered company (Company No. 07103215), fully bonded with the Travel Trust Association (TTA No. U6623) and licensed under ATOL (T7461). This means every part of your holiday booked through us is financially protected under UK law.
These Terms G Conditions form the basis of your contract with us. Please read them carefully, as they outline both your rights and our responsibilities.
2. Making a Booking
A booking is confirmed once we issue your confirmation email and invoice. At that point, a binding contract exists between you and Exclusively Lindos Ltd.
2.1 Lead guest responsibilities
The lead guest must:
- Be at least 18 years old
- Ensure all information provided is accurate
- Make all payments on time
- Confirm that all party members accept these Terms
- Ensure all names match passports
- Notify us of any changes (fees may apply) Rooms cannot be sublet under any circumstances.
2.2 Information on third-party websites
We cannot accept responsibility for information or advice found on websites not operated by us. For the most accurate details, always refer to our website.
3. Payments
3.1 Exclusively Lindos accommodation-only bookings unless stated otherwise
- 25% deposit at the time of booking
- Some Early Booking Offers range from 10% deposit which will be advised at time of booking
- Balance due 70 days before arrival
- Non-Refundable Rates and flight-inclusive bookings must be paid in full at the time of booking and cannot be refunded or amended
If the balance is not paid on time, we may cancel your booking and retain your deposit.
To protect availability of limited-inventory properties (including villas and traditional houses), we reserve the right to refuse future bookings or require higher non-refundable deposits from guests who repeatedly cancel or make speculative bookings.
3.2 Late payments
- Failure to pay your deposit or balance on time, will mean that your booking is automatically cancelled.
3.3 Package holidays (where we act as agent)
Payment terms vary by Tour Operator and will be confirmed at the time of booking.
3.4 Card payments
We do not charge fees for personal debit or credit cards.
4. Price Policy
4.1 Price changes
Prices may change before you book due to factors such as fuel costs, exchange rates, or government taxes. We will always confirm the up-to-date price before you commit.
4.2 What’s included All holidays include:
- Accommodation and meal plan as confirmed
- Services of our local representative or agents
- Linen (changed weekly) and end-of-stay cleaning for villas
- Maid service for studios/apartments (1–5 times weekly depending on property). As this varies widely in self catering units, we ask that you double check on booking if this important to you.
Package holidays additionally include:
- Flights, transfers, and accommodation as provided by the Tour Operator
- Services of the Tour Operator’s representative
4.3 What’s not included
- Travel insurance (mandatory)
- Optional hotel facilities (e.g., sports, spa, cots, parking)
- Late check-out fees
- Additional cleaning or damage charges
4.4 Climate Resilience Tax
Introduced by the Greek Government in 2024. Charged per night, per room/apartment/villa. If not included in your holiday price, it must be paid locally. You will be advised at time of booking.
5. Transfers, Car Hire, Excursions G Airport Services
We act solely as an agent for third-party suppliers who provide ancillary services such as transfers, car hire, excursions and airport services. These services are subject to the supplier’s own terms and conditions in addition to ours. We are not responsible for delays or disruptions caused by traffic, weather, operational issues, or any other circumstances outside our control.
Optional extras arranged through us or directly with local providers remain the responsibility of the relevant supplier. We do not accept liability for their performance, availability, or service standards.
For arrivals into Lindos Village, please follow the instructions on your Transfer Voucher so we can meet you and escort you to your accommodation. It is essential that you provide accurate arrival details, including your flight number, arrival time and method of travel. Failure to provide correct information may mean that no representative is available to meet you on arrival.
6. Self-Catering Accommodation
6.1 General
Prices are per unit unless stated otherwise. Some properties may charge a supplement for
- Extra persons
- Infants
- Security deposits
6.2 Property variations
Many Lindos properties are historic and individually owned. Layouts, furnishings, and features may vary slightly from photographs.
6.3 Maintenance access
Pool, garden, or essential maintenance may require occasional access during your stay.
7. Additional Requests
Special requests cannot be guaranteed and do not form part of the contract unless confirmed
in writing.
8. Amendments
All amendment requests must be confirmed in writing by the lead guest. Where a change is possible, we will issue a revised invoice.
Amendment fees apply as follows:
- £35 per person for accommodation amendments
- £35 per person for flight amendments, plus any airline charges
- Any increase in the total holiday cost is payable in addition to the amendment fee
- For bookings made via third-party agents, our amendment fees apply in addition to any fees charged by the agent or supplier
- Non-Refundable Rates cannot be amended under any circumstances
8.1 Cancellations
All cancellation requests must be confirmed in writing by the lead guest. The effective date of cancellation is the date we receive your written notice.
Cancellation charges apply as follows:
- More than 70 days before arrival: loss of deposit
- 70 days or fewer before arrival: 100% of the total holiday cost
- No-show: 100% of the total holiday cost
If you have travel insurance, you may be able to claim depending on your policy and the reason for cancellation.
For bookings made via third-party agents/tour operators, their cancellation fees and terms apply in addition to our own.
Non-Refundable Rates cannot be cancelled or refunded under any circumstances.
8.2 Credit notes
Issued only in exceptional circumstances and may be restricted to specific properties or
dates.
9. Changes or Cancellations by Us
9.1 Significant changes
A significant change includes:
- Downgrading your accommodation
- Major facility closures
- Relocation to a different property
If this happens, you may choose to: a) accept the change b) move to another holiday (paying/refunding any price difference) c) cancel for a full refund
9.2 Force Majeure
We are not liable for events beyond our control, including:
- War, terrorism, civil unrest
- Natural disasters
- Government restrictions
- Airport/port closures
- Extreme weather
- Industrial action
Refunds or compensation do not apply in these cases.
10. Behaviour
We may terminate your holiday without refund if your behaviour:
- Causes distress, danger, or damage
- Disrupts other guests
- Violates local laws or property rules
- You will be responsible for any damage or excessive cleaning charges.
- Any costs arising from early termination will be your responsibility
We reserve the right to refuse future bookings or impose a permanent ban on guests whose behaviour has previously caused damage, disruption, or risk to staff, neighbours, or property.”
11. Complaints
Please report any issues immediately to our local representative or email operations@exclusivelylindos.com. We aim to resolve problems in resort.
Post-holiday complaints:
- Acknowledged within 14 days
- Full response within 28 days
- Final resolution within 56 days
12. Liability
We are responsible for ensuring your holiday is provided with reasonable care and skill. We are not liable for:
- Loss, theft, or damage to personal belongings
- Injuries or issues caused by your own actions
- Third-party actions we could not foresee
- Events beyond our control
- Services not booked through us
Local laws and standards apply to your holiday.
13. Local Conditions
Greece has a relaxed pace of life and infrastructure may differ from your home country. Water shortages, power cuts, and noise from local life may occur. These occurrences are outside our control and do not constitute grounds for compensation
If you experience difficulty during your holiday, we will provide reasonable assistance such as information on local health services, authorities, or consular support. Costs for alternative arrangements not caused by our negligence must be paid by you.
14. Animals and Insects
You may notice cats and dogs in the local community, as they’re a natural part of life in Mediterranean villages and resorts. We kindly ask guests not to feed or encourage them, so they don’t become dependent on visitors or enter the property.
Insects are also common in warm climates, and their presence does not reflect the cleanliness or hygiene of the accommodation.
If you experience any bites, scratches, or allergic reactions, please seek medical attention.
15. WiFi and Internet
WiFi is provided for light browsing and messaging only. Due to local infrastructure, we cannot guarantee:
- High speeds
- Streaming services
- Video calls
- Remote work capability
No compensation is offered for internet issues.
16. CCTV
Some properties use external CCTV for:
- Safety and security
- Crime prevention
- Protection of property
Footage is not monitored and is only shared with authorities if required.
17. Noise
Central locations may experience noise from:
- Bars and restaurants
- Local traffic
- Early-morning workers
- Animals
- Other holidaymakers
If peace and quiet is essential, please ask us for advice before booking.
18. Building Work
Construction may occur in any resort. We will inform you of any known works, but we cannot control or prevent local building activity.
19. Check-In / Check-Out
- Studios/apartments/hotels: Check-in 15:00 / Check-out 11:00
- Villas/houses: Check-in 16:00 / Check-out 10:00
Early check-in/late check-out may be possible locally but cannot be guaranteed.
20. Data Protection
We may share your details with suppliers involved in your holiday. We do not share your information with unrelated third parties.
21. Governing Law
Your contract is governed by English law and subject to the jurisdiction of the English courts.
